Mixed Use Housing – 54 Flats

Sustainable architecture

54 Social housing flats and B1 office space

Sustainable architecture

A mixed-use development of 54 flats and B1 commercial office space for single or multiple occupancy. Constructed using off-site prefabricated timber frame panels from sustainable sources, brick, render and cladding. Sedum grassed roofs for bio-diversity that also provide pleasant views for the neighbours. Extensive consultation with local residents, the historical society and the local authority produced social housing for the benefit of the whole community.

Addressing the local context

Urban Design

5 carefully crafted blocks from 3 to 5 storeys use a sophisticated urban strategy and Georgian proportions to mediate between conservation area cottages and modern tower blocks to integrate the neighbourhoods.

Ground floor flats have their own front door to the street and a back garden that opens onto a communal landscaped courtyard that all residents can use.

Views and Sunshine

Balcony

A variety of balconies and large terraces for families provide practical spaces, views between mature trees and overlook a playground.

Civil Engineering

Integrated civil engineering for a naturally ventilated underground car park and two storey retaining walls adjacent to historical cottages.

Working closely with the contractor and suppliers ensured a practical and economical sequence of works for this complex development for the Wandle Housing Association
